RIVERVIEW - Landowners that previously had a vision for a wedding chapel and gardens on U.S. 301 are divorcing that plan in favor of a mixed-use development of large-lot home sites and one-story offices, mixed with a smattering of specialty retail shops.
They'll take their new plan to the Hillsborough County zoning hearing master Monday.
The three land owners are touting the plan as in-fill development wedged between high-intensity commercial and agricultural areas to the south.
The 38 acres is just south of Big Bend Road. To the north, land has been rezoned for a big-box store. And to the south, the area is still zoned for rural homes and agriculture.
"We think it's a good transition in that area," said land planner Michael Horner, who represents the land owners. "It's not a strip center approach. The one-story offices are architecturally designed and will have pitched roofs." Parking will be in the rear, with the buildings closer to the roadway, he said.
The retail will be limited to specialty services for neighborhood and office employees and will not allow uses like gas stations and drive-through convenience stores, according to a report submitted to the county's Planning & Growth Management Department.
In all, the development would have 1,120 linear feet of office and retail along U.S. 301 and includes half-acre and one-acre home sites.
At the county's urging, the landowners have agreed to put in turn lanes on U.S. 301 to access the complex.
County planner Tylon McGee, who is reviewing the plan, said her department has no standout issues with it.
The plan is scheduled to go before the county commission Dec. 9.
